What is the difference between a Design + Build firm vs an Interior Designer, Architect and Builder, and how do I know which one is right for my project?

In short, a Design + Build firm does exactly what the name category suggests: design your project, and execute – ‘build’– it. A strictly Interior Design firm often does not include the ‘build’ portion among their list of services, but will typically collaborate with your builder or contractor of choice, or suggest one they’ve worked with before. For residential projects, architects are more often sought out to take the lead when a client is looking to build a new and unique home, or are embarking on an extension or addition that will pose spatial dilemmas and/or significantly impact the existing facade and architectural style of the home. Architects do not typically manage the implementation of their designs, requiring clients to collaborate with a builder who will take over the execution. Builders and contracting firms do not typically provide any kind of design services, and often won’t even engage with a client unless the client has gone through the design process with an architect or a design firm. 

Emme Design offers a wholistic package of services that leads your project from ‘root to fruit’; from setting the design direction and developing concept, to modelling, technical drawings and choosing specifications, to permitting, construction, and the final stages of finishing and interior styling. We engage Architects, engineers and specialized trades as needed, on a contract basis, and offer complete site and budget management, ensuring your project runs as smoothly and as transparently as possible.

How much will my project cost?

Every project is of course unique, and budgets can vary wildly based on the level of complexity and finishes the project requires. However, you can roughly estimate between $250-$400 per square foot for cosmetic updates, and between $350-$750 for a new-build or more involved renovations that include significant structural alterations.

How will you charge?

Emme Design offers a wide range of services that can be combined for a custom proposal, however you can budget approximately 10-20% design and/or management fees in addition to the labour, materials and product costs of your project scope.

How long will my project take?

After we discuss your project scope we will be able to give you a possible start date and estimate a realistic timeline from start to finish.

How involved can I be/should I be?

At minimum we seek to create a client brief which serves as the jumping off point for our design process. Once the design process begins, we engage our clients in providing feedback and approvals, which most clients find gratifying and exciting. However, if you wish to proceed relatively hands-off we are happy to deliver fully realized designs that are ready for implementation.

I have an idea of what I want – can we collaborate?

Absolutely. Our process is an honest and thoughtful assessment of the existing structure and inherent style of the property combined with our clients’ particular tastes and requirements. No given style or aesthetic leanings are discouraged as a rule, but only guided toward their ideal expression vis a vis the specific parameters of your project.

I have no idea what I want – where do we begin?
